I am Maui born and work in architecture, residential design and permitting and strongly support this increase in SF for the 2nd farm dwelling. This additional SF would help SO many residents and farm owners be able to better house their families, workers and extended Ohana's. It's quite challenging to fit a family into a small two bedroom home, which is really all you can have in 1000 SF. With an increase to 1500 SF a comfortable 3 bedroom home could become possible enabling multi-generational families to comfortably co-habitate on existing Ag lots. I actually think it should go further and increase to 1500 sf on 2 ac or less and increase to 2500 sf on lots over 2 ac+ with the option of having that 2500 sf split into (2) ADU's similar to the allowance on residential land for 2 ADU's. If there is a concern about (3) houses total interfering with the 'farmable' lands by plopping houses anywhere into it consider a requirement that the housing be clustered within 25% of the total lot area and/or a maximum distance from the perimeter thereby retaining the open farm lands to remain open
In my opinion 1300 SF is really the minimum SF that can allow for a comfortable (3) bedroom home and most families need/want at least a (3) bedroom home. I only have one child but due to the lack of affordable residential options for my aging father he has had to move in with me... If I was only in 1000SF this would not be at all possible. Maui's local families need flexibility and this increased SF will give so many the flexibility they need to thrive and stay here. Another need that has come up and will continue to is the need for home offices, this additional SF will also allow more people to thrive in the current and likely future realities of staying safe from contagion yet continuing to work from home successfully. Thank you for addressing this much needed re-evaluation of farm dwellings on Ag. lands.
I strongly agree with the comments made by other supporters of PSLU-42 CC 21-555. The county (and State) need to do everything possible to solve the housing crisis across the islands. I grew up in Kula and in 2016 I was lucky enough to purchase our farm. I hope this farm will be in our family for generations. I have two boys, and I don't want them to have to live on the mainland because they cannot afford a home here. It is very hard to house a family in 1,000 square ft.
