    If you look at how the assessors office has reassessed owner-occupied properties across Maui County, in particular using the assessors map for my own middle class neighborhood of Makawao Ranch Acres, you can see that the assessed values all climbed by 400k, some smaller properties by 300k. I've seen similar adjustments made in other areas.

    With the mayors proposed budget using his proposed owner-occupied tax rate of $1.70 on values up to $1.3M, that would create a windfall for the country. In my own case (237 AUOLI DR) it would be a tax increase of approximately 60%. Similar tax increases exist for other people in my neighborhood.

    1. I really don't understand why the assessors office decided to do this land value increase in one large increment. While the property values have gone up, the assessors office has not kept up with the inreased values. Are they attenpting to correct that with the 400k jump in land values which seems to be across the board?

    2. Is it the mayor and council's intent to impose ~ 60% property tax increase on middle class owner-occupied properties?

    I would recommend a further cut in the tax rates for owner-occupied properties with values less than $1.5M, smaller increase for properties between $1.5M and $3M and perhaps no cut or a smaller cut in properties > $3M.

    BFED will need to work out the math here, I have not done that. My intent and hope is that the property taxes for owner occupied properties with values in the lowest tier see either no increase in tax or a small increase in tax for the next fiscal year. The lowest tier should be adjusted to $1.5M. (The mayor proposed $1.3M). Those increases would not affect my property as the total assessment after exemptions is still under $1M.

    I also think that the assessors office owes us an explanation as to why they did the sudden increase in land values like they did. I'm sure they will point to expensive comps, but the assessors office in past years has increased land values in smaller increments. What changed this year? I think they owe us an answer.
